We are delighted to report that Day and Bell have acquired yet another attractive local centre development in Stockmoor Village Local Centre, Bridgewater, Somerset for the benefit of our management client Devonfields Ltd.

The local centre development comprises 10,000 sq ft of ground floor retail space in seven units with a mix of retailers and services and anchored by a 4000 sq ft Co-op Convenience Store.

Stockmoor Village is a new urban extension development to the south of Bridgwater Somerset. When completed, Stockmoor Village and the neighbouring Wilstock Village will provide 1,460 dwellings. The overall development includes public open space including a new country park, play and recreation areas, and a primary school. The scheme also includes a 70-bed care home, 11 town houses and, potentially, a family pub / restaurant. The local centre will be the heart of the new Stockmoor Village community.
The investment value of the centre is approximately £2,160.000. The site was acquired from the developer Henry Davidson Development Ltd (Development Securities plc) subject to construction by HDDL. The construction is due to commence spring 2012 with a view to complete by the end of December 2012. Day and Bell has also been instructed to provide project monitoring service during construction. Day and Bell will be responsible for the rent and service charge management of the scheme.

We are delighted to report that Day and Bell have negotiated the purchase of the development site of a retail centre in Priors Green, Takeley, Essex for their client Takeley LLP. The investment value of the centre is £1,725,000.

Priors Green is a new development of high quality family housing, consisting of over 800 new homes, with community centre, new school, children’s day nursery, public open space, play and recreation areas.
The retail parade is at the centre of the Priors Green development immediately adjacent to the new community centre and school. It has the benefit of detailed planning permission for a ground floor retail scheme of 7,953 sq ft, comprising a convenience store (2,502 sq ft) to be occupied by One Stop Stores Ltd (Tesco plc) and 6 shops, one of which will be occupied by Barnardos. There are a further 5 retail units remaining. Day and Bell will be pre-letting these units prior to completion of the development. Takeley LLP hopes to complete the construction by the end of December 2012.
